Million Dollar Listings star Ryan Serhant takes DailyMail.com through the most expensive blocks of 2022
For New York City, 2022 was a year of rising crime, pervasive homelessness and constant comments that it was past its prime.
But one area that remained unsullied was the housing market.
Average rents rose to $5,249 in Manhattan, a 19 percent increase from 2021, when many had yet to be brought back to their offices from the COVID-era of working from home. As rents skyrocketed, the ultra-exclusive world of multi-million dollar homes dazzled.
Among those sitting in the front row is Ryan Serhant, owner of Serhant Group and one of the stars of Million Dollar Listing, the popular reality TV show that takes viewers to some of New York City’s trendiest neighborhoods.
In an exclusive year in review with DailyMail.com, Serhant takes us through the highlights of a record year of sales.

The Penthouse in Central Park Tower is a record-breaking property: At 1,416 feet above New York City, it’s the tallest penthouse suite in the world. It also claims the title for the tallest terrace.
Complete with seven bedrooms, a swimming pool and even a private ballroom, this palatial penthouse has yet to be claimed.
The listing broke records in September when it made headlines nationwide.
Serhant is confident a buyer from the “nine figure club” will strike.

Among Serhant’s more modest sales was a $22 million loft that occupies an entire floor of North Moore, a trendy downtown building with well-heeled residents.
The four-bedroom apartment underwent a two-year core refurbishment before it was put on the market.
It was bought in July, less than two months after going public.

The Cast Iron House was redesigned in 2019 by architect Shigeru Ban. La piece de resistance is the $12.75 million penthouse, which features retractable walls and windows to allow for indoor and outdoor rooftop living.

Heated oak floors, four bedrooms, three bathrooms, and a huge 1,500-foot wraparound deck are among the highlights.

As 2023 begins, Serhant has nearly $3 billion in total inventory to sell across three stunning buildings.
One of them is The Westly on West 91st Street.
The main feature of the building is a large rooftop pool with expansive views of New Jersey.

In October, Serhant sold the historic townhouse on 36th East 68th Street for a record-breaking $57 million – the highest price per square foot on record in New York City.
The buyer, who remains anonymous, viewed the item on FaceTime and made an offer.
If the $57 million asking price wasn’t high enough, the 12-story home also carries nearly $20,000 in taxes a month.
There is a swimming pool, sauna, jacuzzi, roof terrace and a basement spa with an ’emotional shower’.
What more could a billionaire ask for?
